This construction-stage open home gives you a rare look inside a high-performance CLT home in Mindarie, before services, linings, and finishes cover the important details.
The CLT structure is expected to be up. Building services are not expected to be installed yet. That makes this the ideal time to see the bones of the building: structure, window openings, airtightness strategy, thermal envelope logic, and service penetration planning.

This Mindarie home is designed for people who care about how a building actually works.
It uses CLT, cross-laminated timber, as the main structure. Some CLT will remain visible in the finished home. Other CLT areas are structural only and will be covered later.
The home is designed around Passivhaus principles, including triple glazing, airtightness, high-performance insulation, HRV planning, thermal bridge awareness, and careful service penetration planning.
This is not a finished display home.
It is better than that.
You will see the parts that usually disappear before most homeowners ever understand them.

Smart Plus Building Solutions is the innovator behind the Smart Plus Shell.
The Smart Plus Shell combines CLT structure, wood fibre insulation, and high-performance European windows into one coordinated building system. These components are imported directly from Europe and brought together to deliver speed, quality, and reliable performance in Western Australia.
The system is designed to solve overheating in the Perth climate while creating homes that are stronger, healthier, more comfortable, and more predictable to build.
Smart Plus Building Solutions is led by Daniel Kress, Australia’s leading Passivhaus educator, now applying years of teaching, engineering, carpentry, and prefabrication experience directly on site.
His background combines Passivhaus engineering, carpentry, prefabrication, building physics, and high-performance envelope design.
